County auction rules come from the clerk

Every sale day, start time, deposit rule and payment deadline on a county page was read from that county clerk's own auction site or website. Each page links to the exact source and shows the date we read it. We publish 36 counties. We researched others and left them out because the clerk's page was unclear, contradicted itself, or stated no payment deadline.

We do not fill gaps with guesses

If a clerk does not publish a figure, the page does not state one. We never carry one county's rule over to another, and we never use tax deed figures for a foreclosure sale, even though the two are often listed side by side.

Legal points cite the statute

Where a guide states what Florida law provides, it names the statute or rule it relies on at the foot of the page. Where the law was recently amended or is genuinely unsettled, the guide says so rather than giving a number that may be out of date.

Dates mean something

The review date on a guide changes only when someone has actually re-read it against the sources. We do not refresh dates to look current.

Examples are labelled

Sample lots and worked examples are written for teaching and are marked as such. They are not real properties or cases. Nothing on this site is a testimonial or a claim about results.

Clerks change their rules without announcement. If something here is wrong or out of date, tell us through the contact page and we will check it against the source and correct it.
